Beware!!! Agents that will "BUY" your listing???

Let me first say that I do not "BUY" listings...What is buying a listing, you ask?  Some agents will list your home at ANY price JUST to get you to sign the listing agreement.  Then they will waste your time by constantly trying to pressure you to "LOWER" your price down to where it should have been priced to start with. 

BEWARE!!!  Agents that do this do not have a high success rate in actually selling your home.  They probably ARE SUCCESSFUL in gaining buyers that call about your home, by telling them they can show you homes that are price far better than yours.  So, who are the agents working for anyway??? You or the Buyer? 

I deal with my sellers in a straight forward and respectful manner.  It's the only way to do business in my opinion. Why?  Because you as a seller and me as your Realtor do not have the time to waste in a market like we have today!  You need to put your best foot forward when selling your home.  PRICING IT RIGHT from the start is KEY for your success in selling your home.

Can your emotions KILL the sale of your home?

Can emotions KILL YOUR DEAL? If you are selling your home, let go of your emotional attachement & you will sell your home faster and for more money. Here are some ways to "let go" & let potential buyers see it as THEIR home:
1. remove most of your personal photos from the home. This will allow the "buyers" to see the home as their own. 
2. De clutter closets & pantries (get a storage rental if necessary) I cannot tell you how important this is to the sale of your home.  MINIMIZE! MINIMIZE! Your home will look bigger, cleaner and allow the "buyers" to see their "stuff" fitting in the space. 
3. re-paint rooms a NEUTRAL COLOR. Again, very important.  A neutral color will insure that the "buyer" won't walk away thinking they HAVE TO PAINT right away which is an extra stress and an extra expense during an already stressful moving time. 
4. Take a WHITE GLOVE approach to your cleaning routine. You will be surprised how much we all overlook on an everyday cleaning basis due to our busy schedules.  A clean house will SHINE OVER A DIRTY HOUSE ANY DAY OF THE WEEK!
5.  Minimize furniture in each room.  I am not talking bare bones here...just take out knick, knacks and extra chairs, blankets, tables, etc... This will help make sure the "buyers" can mentally "fit" their posessions in the house.

Arts and Crafts...beautiful weekend!

Thank you to all who attended the 59th Annual Arts and Crafts Festival in Downtown Fairhope Alabama this weekend!  And thank you to all of the exibitors, artists and crafters!  Once again, one of the many highlights of living in our beautiful little artsy town!  I especially enjoyed watching and dancing to ROMAN STREET!  Great performance! As a long time Realtor, and decorator, I whole heartedly agree with HGTV on this....
1. Painting Payback: As much as 300 percent If you're only going to do one thing, paint. Interior/exterior painting is one of the very few improvements on which you are likely to realize a profit — as long as you choose tasteful, current, neutral colors and the work is very professional.If you are wanting to improve your chances of selling your home in today's market, painting your home, inside and out can put you closer to that goal.  AND HERE'S A BONUS!  According to HGTV, you can get about a 300% return on your money when it is time to sell for doing so!  Make sure you choose a light neutral color...

If that is not an incentive to freshen up the paint in your home, I don't know what is!

59th Annual Arts and Crafts to Bring 200,000 Festival Goers to Downtown Fairhope Alabama

An estimated 200,000 people will flood the streets of Downtown Fairhope next weekend...Every year the City of Fairhope and the Eastern Shore Art Center put on the very best Arts and Crafts festival in the SOUTH!  Me Biased?  Yes and NO...Yes I do love the city I live in, and yes I love our Arts and Crafts Festival, but I am telling you IT REALLY IS THE VERY BEST ONE I HAVE EVERY BEEN TO!  I hope you and your families go an enjoy the festivities each and every day, starting Friday March 18th though Sunday March 20th in Downtown Fairhope.  READ MORE>>>>

$30,000 People in Downtown Fairhope???

KOER...Knights of Ecor Rouge
rolled their 2011 Mardi Gras Parade through the streets of downtown Fairhope, Alabama Saturday night and WHAT A PARADE! The theme was "A Knight for Toys"! My favorite was Mr. Potato Head and his family.  Fairhope packed in over $30,000 Parade goers for this wonderful parade. What great family fun!
