Fairhope- Local and National Realtors are fighting for you against raising mortgage loan downpayments

All across america, we Realtors are sending letters to our senators to fight against the raising of down payments for home mortgage loans...Please read below and follow the link to the full article

Mortgage industry fights to keep 3.5% down payments
Changes to the current Federal Housing Administration requirement of 3.5% down on home purchases, is a clear example of this well-meaning, yet misguided directive coming from inside the Beltway, they said.
"NAR strongly opposes increasing the downpayment for FHA," said National Association of Realtors President Ron Phipps. "The correlation between downpayment and loan performance is significantly less important than the linkage to strong underwriting, which FHA continues to have. FHA's foreclosure rate remains less than conventional mortgages, so we don't believe changes to the downpayments would do anything but disenfranchise many creditworthy homebuyers." READ MORE>>>

Beware!!! Agents that will "BUY" your listing???

Let me first say that I do not "BUY" listings...What is buying a listing, you ask?  Some agents will list your home at ANY price JUST to get you to sign the listing agreement.  Then they will waste your time by constantly trying to pressure you to "LOWER" your price down to where it should have been priced to start with.

BEWARE!!!  Agents that do this do not have a high success rate in actually selling your home.  They probably ARE SUCCESSFUL in gaining buyers that call about your home, by telling them they can show you homes that are price far better than yours.  So, who are the agents working for anyway??? You or the Buyer?

I deal with my sellers in a straight forward and respectful manner.  It's the only way to do business in my opinion. Why?  Because you as a seller and me as your Realtor do not have the time to waste in a market like we have today!  You need to put your best foot forward when selling your home.  PRICING IT RIGHT from the start is KEY for your success in selling your home.

What else can you do?  Look at a few of my other posts for tips on how to get your home ready to sell, in order to give you the EDGE over your COMPETITION.
Call me today to discuss the sale of your home.  Tamatha McElmurry, Realtor, Ashurst & Niemeyer 251-928-9265/251-209-6650  http://www.imobilebay.com/

Can your emotions KILL the sale of your home?

Can emotions KILL YOUR DEAL? If you are selling your home, let go of your emotional attachement & you will sell your home faster and for more money. Here are some ways to "let go" & let potential buyers see it as THEIR home:
1. remove most of your personal photos from the home. This will allow the "buyers" to see the home as their own.
2. De clutter closets & pantries (get a storage rental if necessary) I cannot tell you how important this is to the sale of your home.  MINIMIZE! MINIMIZE! Your home will look bigger, cleaner and allow the "buyers" to see their "stuff" fitting in the space.
3. re-paint rooms a NEUTRAL COLOR. Again, very important.  A neutral color will insure that the "buyer" won't walk away thinking they HAVE TO PAINT right away which is an extra stress and an extra expense during an already stressful moving time.
4. Take a WHITE GLOVE approach to your cleaning routine. You will be surprised how much we all overlook on an everyday cleaning basis due to our busy schedules.  A clean house will SHINE OVER A DIRTY HOUSE ANY DAY OF THE WEEK!
5.  Minimize furniture in each room.  I am not talking bare bones here...just take out knick, knacks and extra chairs, blankets, tables, etc... This will help make sure the "buyers" can mentally "fit" their posessions in the house.
Call me today to list your home for sale. I will help you tack your emotional attachment & get your home sold! I PROVIDE HOME DECLUTTER CONSULTING ADVISE AND HOME STAGING WITH EACH LISTING.  Let's be proactive together to get your home SOLD!

300% Return on Your Investment...PAINT YOUR HOME!

GRAB A PAINT BRUSH AND BE PROACTIVE IN SELLING YOUR HOME!

As a long time Realtor, and decorator, I whole heartedly agree with HGTV on this....
1. Painting Payback: As much as 300 percent If you're only going to do one thing, paint. Interior/exterior painting is one of the very few improvements on which you are likely to realize a profit — as long as you choose tasteful, current, neutral colors and the work is very professional. If you are wanting to improve your chances of selling your home in today's market, painting your home, inside and out can put you closer to that goal.  AND HERE'S A BONUS!  According to HGTV, you can get about a 300% return on your money when it is time to sell for doing so!  Make sure you choose a light neutral color...

If that is not an incentive to freshen up the paint in your home, I don't know what is!

Improve your credit>>>Call Tamatha>>>Buy a house

What You Can Do to Improve Your Credit
Credit scores, along with your overall income and debt, are big factors in determining whether you’ll qualify for a loan and what your loan terms will be. So, keep your credit score high by doing the following:
1. Check for and correct any errors in your credit report. Mistakes happen, and you could be paying for someone else’s poor financial management.
2. Pay down credit card bills. If possible, pay off the entire balance every month. Transferring credit card debt from one card to another could lower your score.
3. Don’t charge your credit cards to the maximum limit.
4. Wait 12 months after credit difficulties to apply for a mortgage. You’re penalized less for problems after a year.
5. Don’t order items for your new home on credit — such as appliances and furniture — until after the loan is approved. The amounts will add to your debt.
6. Don’t open new credit card accounts before applying for a mortgage. Too much available credit can lower your score.
7. Shop for mortgage rates all at once. Too many credit applications can lower your score, but multiple inquiries from the same type of lender are counted as one inquiry if submitted over a short period of time.
8. Avoid finance companies. Even if you pay the loan on time, the interest is high and it will probably be considered a sign of poor credit management.

BUYERS...Should You Try to "Time the Market"?
One problem with attempting to time your purchase to the business cycle is that no one can accurately predict the future. Another challenge is that interest rates are generally higher during a depressed market and income may not be keeping up. For that reason, fewer people can qualify for a home purchase than in more prosperous times.

PLUS! Many buyers have already taken advantage of the low interest rates to buy the home they REALLY want, instead of waiting around until the rates start rising....if that happens, you may miss out on the home of your dreams and still end up paying a higher rate too.
I know we agents at Ashurst and Niemeyer are very busy. We are helping more buyers and sellers than we have in a couple of years.

So get off the fence and get moving to buy your next home!  Click here to SEARCH ALL MLS LISTED PROPERTIES IN BALDWIN COUNTY TO START YOUR SEARCH...

Hello Fairhope, Daphne, Spanish Fort, Point Clear, Montrose, and all Baldwin County Alabama Buyers...I hope you find this interesting...

Buyers, Get an Edge During The Busy Spring Season

Getting started early is key to success
The spring and summer months are traditionally the busiest times of year for the residential real estate market. Weather is more cooperative and many families like to move while the kids are on their summer break.
But in recent years spring, for many regions, has meant more homes on the market, but also more buyers, fierce competition and an increase in prices.
If you're in the market for a house this spring, there are a number of steps you can take to try to give you the advantage over other homebuyers, including:
  • If you're going to work with a Realtor or real estate professional, get started early. Interview three or four, get references and let the person you choose know exactly what you're looking for.
  • Get your loan pre-approved. This will give an advantage on several fronts. First, READ MORE>>>

"On the fence"? Are mortgage interest rates going up....

If you have been sitting back waiting for mortgage interest rates to go EVEN LOWER, then I suggest that you might want to hop off the fence and get busy buying a home!  With the new issues in the Middle East, oil prices are rising.  History states that when that happens ALL OTHER COMMERCE pricing rises also.  Rates have already adjusted up around the 5% mark.  Some days the rates have already risen over the 5% mark.  Let's be honest...a 5% interest rate on a 30 year mortgage is an incredible deal!  So, take advantage of these historically low rates while you have that choice...Search all of Baldwin County MLS listings here
