For Sale Point Clear Grand Hotel Boardwalk Home 100' Mobile Bay Lot

For Sale
POINT CLEAR, ALABAMA
Fairhope, Alabama
17697 Scenic 98, Point Clear, Alabama
$3,300,000

If you have ever walked along the BOARDWALK  that starts as you leave the Grand Hotel's grounds along Mobile Bay, you will understand the atmosphere and draw of this magical, timeless stretch of shore.  Families have owned property here for generation after generation.  These vacation homes are filled with fond childhood memories of playing along the water front and sandy shore of the bay, or swinging in a homemade swing underneath the arms of the almost human live oaks that dwell here.  It is a rarity for one of these properties to change hands.  As a matter of fact, this new listing of mine has not changed hands from this family for 150 years.  It is a cherished place.  It is a loved place.  But now the owner says, it is time for a new owner to come in and make new memories.  The property is now for sale.  There is no sign on the property.

This home features a large 1.7 acre bay front lot, with a long meandering drive that leads you to one of the most beautiful places on earth.  There are 100 feet on Mobile Bay with a wonderfully sandy beach that leads to the lapping waves of the bay.  There is also a shared pier, boat lift and wharf for you fishing and crabbing pleasure.  The raised bay cottage was built in 2007.  It is a nice open floor plan with a large kitchen and great room that open onto the expansive front porch.  There are 3 bedrooms and 3 baths.  The master overlooks the bay.  The porch is long and deep, and ready for your rocker or swing.  Hang a hammock, relax and watch the magnificent sunsets over Mobile Bay.  This cottage would be wonderful as a vacation home, or could be moved and set up as a guest house.

Fairhope- Local and National Realtors are fighting for you against raising mortgage loan downpayments

All across america, we Realtors are sending letters to our senators to fight against the raising of down payments for home mortgage loans...Please read below and follow the link to the full article

Mortgage industry fights to keep 3.5% down payments
Changes to the current Federal Housing Administration requirement of 3.5% down on home purchases, is a clear example of this well-meaning, yet misguided directive coming from inside the Beltway, they said.
"NAR strongly opposes increasing the downpayment for FHA," said National Association of Realtors President Ron Phipps. "The correlation between downpayment and loan performance is significantly less important than the linkage to strong underwriting, which FHA continues to have. FHA's foreclosure rate remains less than conventional mortgages, so we don't believe changes to the downpayments would do anything but disenfranchise many creditworthy homebuyers." READ MORE>>>

Beware!!! Agents that will "BUY" your listing???

Let me first say that I do not "BUY" listings...What is buying a listing, you ask?  Some agents will list your home at ANY price JUST to get you to sign the listing agreement.  Then they will waste your time by constantly trying to pressure you to "LOWER" your price down to where it should have been priced to start with.

BEWARE!!!  Agents that do this do not have a high success rate in actually selling your home.  They probably ARE SUCCESSFUL in gaining buyers that call about your home, by telling them they can show you homes that are price far better than yours.  So, who are the agents working for anyway??? You or the Buyer?

I deal with my sellers in a straight forward and respectful manner.  It's the only way to do business in my opinion. Why?  Because you as a seller and me as your Realtor do not have the time to waste in a market like we have today!  You need to put your best foot forward when selling your home.  PRICING IT RIGHT from the start is KEY for your success in selling your home.

What else can you do?  Look at a few of my other posts for tips on how to get your home ready to sell, in order to give you the EDGE over your COMPETITION.

300% Return on Your Investment...PAINT YOUR HOME!

GRAB A PAINT BRUSH AND BE PROACTIVE IN SELLING YOUR HOME!

As a long time Realtor, and decorator, I whole heartedly agree with HGTV on this....
1. Painting Payback: As much as 300 percent If you're only going to do one thing, paint. Interior/exterior painting is one of the very few improvements on which you are likely to realize a profit — as long as you choose tasteful, current, neutral colors and the work is very professional. If you are wanting to improve your chances of selling your home in today's market, painting your home, inside and out can put you closer to that goal.  AND HERE'S A BONUS!  According to HGTV, you can get about a 300% return on your money when it is time to sell for doing so!  Make sure you choose a light neutral color...

If that is not an incentive to freshen up the paint in your home, I don't know what is!

Improve your credit>>>Call Tamatha>>>Buy a house

What You Can Do to Improve Your Credit
Credit scores, along with your overall income and debt, are big factors in determining whether you’ll qualify for a loan and what your loan terms will be. So, keep your credit score high by doing the following:
1. Check for and correct any errors in your credit report. Mistakes happen, and you could be paying for someone else’s poor financial management.
2. Pay down credit card bills. If possible, pay off the entire balance every month. Transferring credit card debt from one card to another could lower your score.
3. Don’t charge your credit cards to the maximum limit.
4. Wait 12 months after credit difficulties to apply for a mortgage. You’re penalized less for problems after a year.
5. Don’t order items for your new home on credit — such as appliances and furniture — until after the loan is approved. The amounts will add to your debt.
6. Don’t open new credit card accounts before applying for a mortgage. Too much available credit can lower your score.
7. Shop for mortgage rates all at once. Too many credit applications can lower your score, but multiple inquiries from the same type of lender are counted as one inquiry if submitted over a short period of time.
8. Avoid finance companies. Even if you pay the loan on time, the interest is high and it will probably be considered a sign of poor credit management.

BUYERS...Should You Try to "Time the Market"?
One problem with attempting to time your purchase to the business cycle is that no one can accurately predict the future. Another challenge is that interest rates are generally higher during a depressed market and income may not be keeping up. For that reason, fewer people can qualify for a home purchase than in more prosperous times.

PLUS! Many buyers have already taken advantage of the low interest rates to buy the home they REALLY want, instead of waiting around until the rates start rising....if that happens, you may miss out on the home of your dreams and still end up paying a higher rate too.
I know we agents at Ashurst and Niemeyer are very busy. We are helping more buyers and sellers than we have in a couple of years.

"On the fence"? Are mortgage interest rates going up....

If you have been sitting back waiting for mortgage interest rates to go EVEN LOWER, then I suggest that you might want to hop off the fence and get busy buying a home!  With the new issues in the Middle East, oil prices are rising.  History states that when that happens ALL OTHER COMMERCE pricing rises also.  Rates have already adjusted up around the 5% mark.  Some days the rates have already risen over the 5% mark.  Let's be honest...a 5% interest rate on a 30 year mortgage is an incredible deal!  So, take advantage of these historically low rates while you have that choice...Search all of Baldwin County MLS listings here
